Window Well Covers & Replacement in Colorado Springs
A window well that is rusted, cracked, or full of leaves and ice lets water into the basement the next time it storms or thaws. Affordable Services Inc. has served Colorado Springs homeowners since 1996. We are family owned and operated and fully insured. We replace failed wells, install egress wells, add covers, and fix the drainage that keeps wells dry. Call 719-572-1768 or request a quote for a free estimate.

Window Well Covers
A cover keeps leaves, hail, snow, pets, and people out of the well, and it keeps a lot of rain from pouring straight onto the glass. We fit covers on new wells and on wells that are still sound. The right cover depends on the shape of the well, how much light you want in the basement, and whether someone needs to climb out.
Clear polycarbonate covers
A clear cover lets light through, so the basement does not go dark. It sheds rain and keeps out debris. It can be slippery when wet, and a heavy hail year can mark the plastic. It is a common choice over a well that is only there for light and drainage, not as a climb-out.
Metal grate covers
A grate lets water and light through the openings and gives you a surface that can be walked on more safely than a smooth plastic dome. Leaves can still drop through a wide grate, so it is not a full seal against debris. It is a practical cover where people walk along the foundation.
Custom-cut covers
Older homes often have wells that are not a stock size. We measure and cut a cover to the opening, including odd curves and wells tucked against a corner. We do not lock you to one brand. At the estimate we show you which of these three fits the well you have. The longer comparison is in which window well cover fits your home.

How a Window Well Replacement Works
Replacement is a short sequence. We do not guess the size from the sidewalk.
- Assess. We look at every well, the window, the grade around it, and whether water has already stained the basement wall.
- Dig out. We dig back the soil, rock, and roots that have packed in against the old well.
- Remove. The old well comes out, including pieces that have rusted into the soil.
- Set the new well and the drainage. The new well goes in at the right height, and we set or rebuild the drain so water has a way out of the bottom.
- Backfill and grade. Soil goes back in layers, and the ground is shaped so water runs away from the well instead of into it.
If the grade around the house is part of the problem, that work belongs with our drainage services in Colorado Springs. Rock and soil we pull away from the foundation can be reset as part of landscaping services in Colorado Springs, so the beds next to the well are finished, not left as a dirt pile.

Egress Window Wells
An egress well is a larger well in front of a basement window so a person can climb out in an emergency. Basement rooms used for sleeping are the usual reason a homeowner asks about one. A standard half-round well that was only meant to keep soil off the glass is often too small for that.
What the city or your county requires depends on the room and on when the space was finished. Those rules vary, and we review them at the estimate rather than guessing from the curb. If the opening or the well is too small for the way you use the room, we will say so and price the larger well. We do not tell you a bedroom is legal. We tell you what we would build, and you can check it with the office that permits your house.

Why Window Wells Flood in Colorado Springs
A well fills for a few local reasons, and they often stack.
- Clay soil. Water moves through it slowly, so a storm fills the well faster than the ground can take it.
- Monsoon rain. A late summer storm can dump a lot of water in a short time. A well with a weak drain overflows onto the glass.
- Snowmelt. Melting snow runs toward the foundation for days. If the ground is still frozen under the surface, that water sits in the well.
- A silted drain. The drain at the bottom of the well clogs with dirt and leaves. The well then holds water even when the yard around it looks fine.
Covers help keep debris out. They do not fix a drain that is already packed shut, and they do not fix a yard that slopes into the well. That is why we look at the drain and the grade together. More on the yard side is on our drainage page. If the well is already holding water, read why window wells flood in Colorado Springs. Leaves packed across the whole yard, not just in the well, are a yard cleanup in Colorado Springs. The older note on timing is why a window well replacement is worth doing before the wet season.

Before-Winter Window Well Checklist
A well that is ignored in fall becomes an ice bucket in January. Before the ground freezes, check each one:
- Pull leaves, silt, and toys out of the bottom so the drain can be seen.
- Look for rust holes, cracks, and a well that has pulled away from the wall.
- Confirm the drain is open. Pour a little water if you are not sure it leaves.
- See whether soil or rock has piled higher than the rim, so runoff pours in.
- Fit or repair the cover so snow and leaves stay out.
- Look at the ground just outside the well. If it tilts toward the house, the grade needs work, not just a cleanup.
If any well fails that list, call 719-572-1768. We would rather cover or replace it while the soil can still be dug.
Window Well Questions
Do you install window well covers in Colorado Springs?
Yes. We fit covers to new and existing wells to keep out leaves, snow, rain, pests, and people. We measure odd shapes at the free estimate.
When should a window well be replaced instead of repaired?
Replace it if it is rusted through, cracked, pulling off the foundation, sitting lower than the ground, or filling after every storm. Debris alone may only need a cleaning and a working drain.
What is an egress window well?
It is a larger well so a person can climb out of a basement room. Requirements vary by room and by jurisdiction. We go over your situation at the estimate.
Why does my window well fill with water?
The drain is missing or silted up, or the ground slopes toward the house. Clay soil, monsoon rain, and snowmelt make it worse. We rebuild the drain and fix the grade when that is the cause.
Can you replace a window well in winter?
It depends on how frozen the ground is. We can often protect a well right away and dig when the soil will move. Call and we will tell you what is realistic.
How long does a replacement take?
It depends on the number of wells and the soil. We tell you at the estimate after we see the house. We do not quote a time from a phone description.
Can you cut a cover to fit an odd-shaped well?
Yes. We measure the opening and cut a cover to fit, including wells that are not a standard half-circle.
Do you give free estimates?
Yes. Call 719-572-1768 or request a quote. We look at the wells, measure them, and price the work before anything starts.
